Landlord Registration

All Landlords must register with Landlord registration and provide us with your Landlord registration number before your property can be advertised for Letting.
To register as a landlord will cost £55.00 with additional £11.00 per property.
This can be done on line with a 10% discount by visiting www.landlordregistrationscotland.gov.uk

Electrical Certificates

Although it is not essential to carry out Electrical inspections the BI Group recommend that the following reports are carried out ensure your property is safe;

  • PAT (portable appliance test) checking all plugs, sockets and appliances.
  • PIR (periodic inspection report) checking all hard wiring throughout property

Energy Performance Certificate

Since January 2009, it has been necessary by law to provide an EPC whenever a property is sold or rented to new tenants. We've worked hard to collaborate with a great provider, through which we are able to offer low-cost Energy Performance Certificates valid for 10 years at a discounted rate.

Gas Safety Certificate

Anyone letting property must comply with the Gas Safety (Installation and Use) Regulations 1998. These apply to any type of gas installation, including Liquid Propane Gas. The principal requirements are: all gas installations and appliances must be checked annually by a CORGI registered contractor, a gas safety certificate must be obtained with a copy provided to each tenant and records of safety checks must be kept for at least two years. Additionally, all servicing, repairs and replacements of gas appliances must be carried out by CORGI registered contractors. The Health and Safety Executive provide a leaflet explaining these requirements in more detail.

Smoke Detectors

From September 2007, all rented property must meet the Repairing Standard. As part of Repairing Standard, landlords must make sure that the property they rent has "satisfactory provision for detecting and giving warning of fires". To meet the standard there has to be at least one working smoke alarm on each floor of your property. Any smoke alarms installed from 3rd September 2007 must be mains wired.

Furnishings

Anyone letting a furnished property must comply with the Furniture and Furnishings (Fire Safety) Regulations. Please be aware that when you let furnished accommodation, you are acting as a supplier of domestic furnishings and therefore have to meet the same requirements as someone selling furniture. The aim of the legislation is to make sure that furniture is reasonably fire resistant. Since these regulations also apply to the sale of furniture, you simply have to ensure that any furnishings you purchase for the property have the correct labels showing that they are compliant. Sometimes, you will need to replace old furniture that does not meet the requirements.
