How to sign up?
Applying for your tenancy
When you've found the right property, you'll be asked to complete a straightforward application form and pay your administration fee. At this stage we will ask for references from your previous landlords/employers and your bank details so be sure to bring these details with you on the day.
Signing the lease and moving in
When you're ready to sign the lease, you'll need the following:
- Your deposit (in cash)
- The first month's rent (in cash)
- Your bank details. You will be asked to complete a bank mandate for collecting subsequent rent.
- Some form of photo identification (e.g. drivers license, passport, student ID card, etc.)
- A witness to view the signing of the lease paperwork. This can be a friend or relative but not someone mentioned on the lease.
If the landlord, council or B.I. Group considers you to be a 'risky' prospective tenant, (for example if you are self-employed with an irregular income), you may be asked to provide a Guarantor - someone willing to accept the financial and legal risk of you defaulting on your obligations whilst living in rented accommodation. A guarantor covers the monthly rental if you fail to pay and agrees to pay damages, costs and expenses to the landlord if you don't observe your obligations to keep the property in good order.
